POGGIO MOIANO (RI) – Osteria Nuova hamlet: ruin with land in a dominant position

Just steps from the Via Salaria, in the Osteria Nuova area of Poggio Moiano (RI), this farmhouse sits on approximately one hectare of land, in a location that rarely combines convenience and scenery. The area offers quick access to main services and roads to Rieti and Rome, while preserving the tranquility and expansive horizons typical of the most authentic Sabina region. The dominant position affords sweeping views of the surrounding countryside, an added bonus that is especially appreciated at sunset, when the Sabine hills take on their warmest hues.

The farmhouse, approximately 50 square meters on two levels, is to be demolished and rebuilt: a situation that opens up significant design possibilities, especially given the possibility of a 10% expansion. The possibility of relocation is also envisaged, allowing the buyer to choose the most suitable spot on the land for the new construction, maximizing exposure and views. Buyers therefore have the opportunity to build their home from scratch, adopting modern and eco-sustainable construction methods—for example, green building solutions, low-energy systems, and natural materials—designing the spaces according to their individual taste and needs.

All utilities are present, making only the connection necessary.

An ideal opportunity for those dreaming of literally building their own home in the greenery of Sabina: a tailor-made project, in a natural setting of great landscape value, a stone's throw from Rome but far from its chaos.
